Why it matters

Moss is not just untidy — it shortens the life of your roof

A moss-covered roof holds water against the tiles like a sponge. Through an Essex winter that water freezes and expands, and every freeze-thaw cycle takes another layer off the surface of a concrete tile or lifts the edge of a slate.

The moss that sheds washes straight into the gutters. Once those block, rainwater runs back over the fascia and down the wall — which is where most of the damp patches we get called about actually come from.

  • Stops freeze-thaw damage to tiles and slates
  • Keeps gutters and downpipes running clear
  • Removes the damp that tracks down outside walls
  • Takes ten years off the look of the house

How it works

From first call to finished job

Five straightforward steps. No pushy sales visit, no price plucked out of the air, and nothing starts until you have agreed a written figure.

  1. 01

    Free site visit

We come out, look at the roof or the surface properly, and tell you what it actually needs. No pressure, no obligation, and no price quoted blind over the phone.

  2. 02

    Written quote

You get a fixed written price for an agreed scope of work, so you know what is included before anything starts. If we think something is not worth doing, we will say so.

  3. 03

    Set up and protect

Access is set up safely, plants, lawns and furniture are covered or wetted down, and drains are protected before a drop of water is used.

  4. 04

    Clean and treat

The surface is cleaned with the right method for the material, then treated with biocide where it helps. Gutters are cleared of everything that comes down.

  5. 05

    Tidy and check

Debris is bagged and taken away, the area is rinsed off, and we walk round it with you before we leave so you can see the finish for yourself.

Also available

The extras that make a clean last

  • Biocide Treatment

A soft-wash biocide applied after cleaning kills the spores left in the surface, so growth takes far longer to come back than it does after a wash alone.

  • Sealing & Re-Sanding

Block paving re-sanded with kiln-dried sand, and optional sealing on paving, patios and natural stone to slow down re-staining.

  • Full Exterior Clean

Roof, gutters, render, driveway and patio done together in one visit — usually the cheapest way to buy it and far less disruptive than four separate days.

FAQs

Roof, driveway and patio cleaning — your questions answered

The questions we get asked most often about roof cleaning in Basildon, what it costs, and how long it lasts.

How much does roof cleaning cost in Basildon?

It depends on the size of the roof, how much growth is on it, how easy it is to reach and whether it needs physical moss removal or just a soft-wash treatment. A small terraced roof with light algae and a large detached house buried in moss are completely different jobs, so any figure quoted over the phone before anyone has seen the property is a guess.

We give a fixed written price after a free site visit, with the scope set out so you can see exactly what is included. There is no charge for the visit or the quote.

Will pressure washing damage my roof tiles?

It can, which is why we do not use it on every roof. High pressure will strip the surface off a concrete tile that has already started to break down, and it should never go near a slate roof or a modern silicone render. On a sound concrete tile, used at a sensible pressure and the right angle, it is perfectly safe.

Where a roof will not take pressure we soft wash it instead — moss is removed by hand, then a biocide kills what is left in the surface and the growth breaks down over the following weeks. We look at the covering first and pick the method to suit it.

How long does moss stay off a roof after cleaning?

If the moss is only scraped off, spores stay in the surface of the tile and visible growth usually returns within a couple of years. If the roof is treated with a biocide after cleaning, those spores are killed and it typically stays clear for considerably longer.

Nothing is permanent. North-facing roofs, roofs under trees and roofs in damp, sheltered spots will always regrow faster than an open south-facing one. The honest answer is that treatment buys you years rather than forever.

Do you clean driveways and patios as well as roofs?

Yes. Driveway cleaning and patio cleaning are a large part of what we do — block paving, concrete, tarmac, resin, imprinted concrete, Indian sandstone, limestone, porcelain and concrete flags. We also clean decking, fencing, garden paths, render and UPVC.

Doing the roof, gutters, drive and patio in one visit is usually cheaper than booking them separately, and it means one day of disruption instead of several. See our services page for the full list.

Do I need to be at home while the work is done?

Not necessarily. We need access to an outside tap and to the areas being cleaned, so as long as side gates are unlocked and we can reach the water, most jobs can be done while you are out. We will walk round the finished work with you if you are there, and send photographs if you are not.

Why does moss damage a roof if you just leave it?

Moss holds water against the tile like a sponge. When that water freezes it expands, and repeated freeze-thaw cycles break down the surface of concrete tiles and lift the edges of slates. The moss that sheds off then washes into the gutters and blocks them, which pushes water back over the fascia and down the wall — the most common cause of damp patches on an outside wall.

Growth also lifts and displaces small tiles over time and holds damp against the battens. Clearing it is far cheaper than the repairs that follow if it is left for a decade.

What time of year is best for roof and patio cleaning?

Roof cleaning and softwashing can be carried out most of the year in Essex. Biocide treatments work best in mild, dry conditions, so spring through to early autumn gives the most reliable results, and we avoid applying treatment when heavy rain or frost is forecast within the drying window.

Driveways and patios can be pressure washed year-round. Many people book them in late autumn, when the green film that builds up over summer starts to make paving slippery.
